Builders & Property Managers
Your margin lives in the details.
Flooring shouldn't be the line item that blows the schedule or the budget. Saguaro is structured so it's neither.
The Real Cost
Nobody budgets for the second delivery.
A discontinued colorway mid-project. A backordered SKU that pushes a certificate of occupancy. A replacement plank that doesn't match the units next door. None of it shows up on the original bid. All of it comes out of your margin.
Saguaro exists because institutional property managers and builders asked for the opposite: a short, performance-tested line, held in real depth, at a price that survives value engineering.
How the Program Works
Built around how you actually buy.
Curate to three
We select colorways against what's leasing and selling right now: texture, tone, and plank format that read current without chasing a trend that dates in eighteen months. Three visuals cover the overwhelming majority of finish packages in the market.
Buy and stock deep
Because the line is short, our capital concentrates. That means real inventory depth per SKU instead of thin coverage across a bloated catalog, and pricing that reflects committed container volume rather than opportunistic buys.
Specify with confidence
One spec sheet covers your whole portfolio. Both a glue-down and a floating construction share the same three visuals, so substrate conditions and sound requirements never force a design change.
Deliver on your terms
Pull from stock for turns and phased releases, order job-pack quantities for a single community, or go direct-container when your volume and schedule support the lowest landed cost. Shipped nationwide.
By Segment
Same product. Different math.
Multifamily
Consistency that outlives the lease-up.
Turn timelines don't allow for sourcing detours. With deep, stable stocking positions and a line that isn't rotating every season, a make-ready in year four still matches the unit that leased on day one, and your maintenance team isn't holding three generations of partial pallets.
- · Corridor, amenity and in-unit continuity from one line
- · Glue-down for high-traffic common areas, floating for fast turns
- · Repeatable spec across an entire portfolio
Build-to-Rent
Engineered for repeated tenancies.
BTR asks a floor to perform like commercial product on a residential budget, across hundreds of doors, for years. A 12 mil wear layer, high-density core, and water-resistant construction mean the same floor carries multiple residents without a full replacement cycle.
- · Community-wide uniformity across every phase
- · Scratch, stain, water and fade resistance as standard
- · Plank-level replacement without a visible patch
Single-Family
Looks like an upgrade. Prices like a standard.
Buyers judge a home on what they can see and feel. Natural wood texture, a 7″ × 48″ plank format, and current colorways deliver the perceived value that closes a walkthrough, at a cost per square foot that holds up when the spec gets value-engineered.
- · Design-forward visuals at builder-grade cost
- · Install on any level, including over slab
- · One line across standard and upgrade packages
Performance as a Margin Strategy
Every callback is a cost.
Specification language is only useful if it maps to money. Here's what each performance claim is actually protecting on your P&L.
Water resistance → fewer emergency replacements
Dishwasher leaks, overflowing tubs and wet entries are the leading cause of unplanned in-unit flooring spend. Water-resistant construction contains the damage to a plank, not a room.
Scratch resistance → longer turn intervals
A 12 mil resistance layer absorbs the move-in and move-out damage that otherwise forces a premature full-unit replacement.
Fade resistance → consistent units
Anti-fade UV coating keeps a sun-exposed corner unit matching the interior units next door, so partial replacements stay partial.
Install on any level → one product, whole project
Below, on, or above grade, over concrete or existing vinyl. No substrate-driven exceptions to manage, quote, or stock separately.
